A smart real estate decision may change your life in the real estate industry. With house prices in the area beginning at more than a million rupees, the competence of the person who represents you when buying or selling can be the difference between tens of thousands and hundreds of thousands of rupees. You’ve probably heard the expression “when it comes to real estate, location, location, location.” Therefore, it’s critical that your real estate professional be both a local neighbourhood specialist and a Certified Negotiation Expert.
Jeevan Gowda, CEO and co-founder of Propgain Realty LLP (Property Marshal™) is a progressive management specialist with an Executive MBA from IIMB. He has exhibited talents for initiative, originality, and success in the domains of sales, marketing, and business development. He has served MNC’s and top financial institutions as VP with 18 years of rich experience in handing wealth for HNI and ultra HNI’s Adept in managing businesses with a focus on top-line and bottom-line performance and expertise in determining the company’s mission and strategic direction as conveyed through policies and corporate objectives.
He prefers to combine personal relationships with property management rather than only for business purposes. His strategy focuses on recruiting and maintaining clients for the long term, with the goal of developing long-term relationships with all of our clients, whether they are NRIs or IRs.
Property Marshal™
This organisation was established by two dedicated and highly skilled individuals, Jeevan Gowda and Spoorthi Shetty. They both founded this company from the ground up and built it into what it is today. Property Marshal is a professional property management company and tenancy management arm of their parent company, that has worked with hundreds of clients and successfully managed their properties around Bangalore. “If you own one or more apartments or villas and are in search for expert property management services, Property Marshal is the way to go.”
Property Marshal is the top property management company in Bengaluru’s neighbourhood. The organisation is the First Property management firm that is QMS 9001: 2015 EMS 14001: 2015 & 45001: 2018 ISO accredited. The firm is dedicated to providing extraordinary and extremely satisfactory quality service to its consumers. Through customer-centric policies and active involvement with clients, it ensures that all of the customers’ needs are met without sacrificing quality. Jeevan says, “We also adhere to delivering exceptional service by following a well-defined process and keeping property owners well educated and transparent about all the facts.”
For instance, each property management company will have a distinct service offering and price structure. Property Marshal does not have a sublease model or monthly plans since it is transparent with a refundable advance and rentals are credited straight to owners.
The business is bound by the owner’s orders, transmitting information, and executions, and there is no question of monetary misappropriation. Jeevan states, “We wish to cater to those categories of owners who understand property/tenancy management as a profession and register with us.”
According to Jeevan, Property Marshal is the first to offer exclusive tenancy management services in addition to in-house players. While this model will take some time, the team is confident that dedicated property managers in community living will bring an ethical and systematic approach with specialised experience. Their property managers will deliver a solid reputation and great customer service in tenancy management.
Surpassing Challenges with Effective Strategies
Jeevan believes that more property inventory dispersed in that area where Property Marshal can provide greater alternatives to clients will keep them pleased. The team is reaching out to additional owners, and their faith will undoubtedly triumph.
Property Marshal has partnered with reputable logistics companies as partners, as well as a legal team, to develop tailored rental agreements and to bring professional interior designers and decorators under one roof to assist clients while managing their assets. He says, “We have worked out to adopt more effective strategies to offer for both owners and tenants just waiting for this pandemic to settle down.”
Increasing Portfolio Value by Following Digital Trends
Property management has taken a new direction in recent years, transitioning to a digital commodity. Not only the new technology making property management easier and more efficient, it is also changing the face of the industry. Previously, being a property manager entailed being on the site 24 hours a day, supervising personnel and contractors directly, and personally accepting payments and complaints. Today, smartphone applications and information services, smart pays allow landlords to stay in touch with renters while automatically scheduling cleaning, maintenance, and other duties through a digital interface. Previously, there were several tenant visits; currently, because of the epidemic, there are just a few. Property Marshal has implemented full digital video acceptance and confirmed reservations using it.
Property managers of the future will be able to oversee a greater portfolio of properties from a centralised office, or even from their living room sofa. Will this transition result in improved service for renters and new prospects for property managers, like ride-hailing apps did for the taxi industry? Or, like today’s banks’ internet presence, would it erect an impersonal, digital barrier between renters and landlords? The full impact on residential and commercial renters’ lives has yet to be seen.
At Property Marshal, the team is addressing all major apartment communities with its exclusive tenancy management services; residential community management has learned the value of being devoted and adopting its services. The company is shortly launching premium services for the luxury residential category and villa community, which will prioritise the standards. Jeevan says, “We have plans to build estate planning and have started acquiring lands to offer secured and affordable farm lands for our clients shortly.”
Points on Choosing Entrepreneurship
While advising young entrepreneurs, Jeevan shares a few tips:
- Thinking of becoming an entrepreneur makes you different from others. He adds that one needs to uphold their unique thinking and make themselves or their business ideas successful.
- Change the world when you dream of an idea, as each great idea can change the world if you work towards it.
- Follow your passion; it is one’s personal feelings and emotions that make you feel a positive affinity for something that you do.
- Write a realistic and simple business plan and prepare yourself for the first 3-5 years.
- Deal with your problem: This is the most difficult stage for any entrepreneur. It may be finance, hiring, time or people management, a strapped budget, and most of all, self-doubt.
Jeevan asserts that an entrepreneur’s life is not enviable; it’s extremely easy to get discouraged when something goes wrong or when one is not growing as fast as he/she likes. He says, “When self-doubt creeps in, one may feel like giving up; BE STRONG.”
